我進公司後，便建議成立資料中心，目的是藉此建立客戶資料。我收集了資料，並製作了問卷，對客戶由媒體接觸到房屋選購都作了詳盡的分析。最初房屋部非常不合作，認為這些紙上作業沒有大用。不久卻証明了根據這些資料，就得以完全掌握客戶的來源以及我們廣告的訴求方向。
調查中發現女性客戶佔絕大多數，而其中百分之八十以上的客戶都看電視，看報紙的只佔百分之四十。買賣房屋全靠廣告，我們當時的廣告費用佔全部房屋銷售的一成，動輒千萬，但卻沒有做過電視廣告。
我向條輝建議應該做電視廣告，他立即同意，並交給我負責。此舉馬上遭到負責廣告的企劃部激烈的反對，該部經理對我敵視之深，在三年同事中，沒有主動跟我說過一句話。後來我才知道廣告界拿回扣之風極盛，有的高達二成，一千萬即有二百萬的回扣。可是我一文不收，全部繳還公司，如此擋人財路，怎不令人恨入骨髓？
我正式參加的作業是站前廣場大廈的廣告製作，我知道每當遇到廣告時，觀眾經常會轉到他台。所以我的策略是三台都買同一時段，而且力求安排在同一時間。由於三台我都熟識，加上是電視上的第一宗房屋廣告，所以很容易就談妥了。
這個案子是一家建設公司委托我們銷售的，原建築商很不看好，因此交給我們包銷。售價由我們決定，先扣下十分之一的廣告費，若銷售率達到百分之百，我們就有百分之二十的佣金。若不能達到完全銷售，每低百分之十，我們的佣金將減少百分之二十，同時我們也要分攤二成預扣的廣告費用。
公司中除了葉條輝，其他的人都沒有信心做到完全銷售。大家議論紛紛，認為做包銷太危險，不如穩穩當當的代銷了事。
有一次，葉條輝帶我去與客戶談判細節，我問他：你真有信心做到完全銷售嗎？
joke!誰有？可是我們非賭不可，我有預感，這次就是機會！
照他的計算，如果這次成功的話，公司可以淨賺三千萬。有了這三千萬，下面幾個大案子都可以著手進行了。至於失敗呢？我從來沒有聽他提過。他最崇拜拿破崙，他們倆也有點相像，而且字典中都沒有失敗的字眼！
你的電視廣告真有效嗎？他很能掌握重點。
有把握，我估計全省至少有三百萬人會看到！我買的是黃金時段三台聯播，而且一連三天，說三百萬是最保守的了。
由於費用充足，我手中還有四十萬的製作費。我請了一位朋友，以台北車站的人潮流量為訴求，拍了幾套廣告片，頗能把握那種繁忙熱鬧的脈動。
果然是滿堂紅，百分之分的完全銷售，北屋的成績令得房地產界大感振奮。事後的調查顯示，電視廣告的影響力竟達百分之九十五！只是在權利鬥爭下，我的資料中心及電視廣告工作，不久也被剝奪了。
賣得好並不表示建得好，一九七六年六月，我們公司在台中興建的東海花園別墅出了很多問題，沒有人肯負責任。剛好這時公司內部的幾位經理聯合起來鬥爭我，我也正想辭職。葉條輝便乘機把我調開，派我去台中善後。
葉條輝給我的任命是經理，這一來大觸主流之忌：憑朱邦復也能做經理？
有幾位經理衝進了葉條輝辦公室，大肆咆哮。
葉條輝反問：憑什麼他不能？
誰在乎在台北房屋做個經理呢？如果不是葉條輝的義氣，我還以在那裡工作為恥哩！我對葉條輝說，何不掛個副理？省得大家煩惱！
我到現場一看，發覺問題之嚴重，已經不可救藥！我馬上作了一份報告，預測如不立即設法改善，五年以後公司將損失上億元！
東海花園別墅在台中銷售之前，人人認為台中沒有市場。但是位於東海大學山頂一片風沙的兩百戶別墅，卻在一天之中銷售一空。建築界驚艷，莫不視為奇跡。更大的奇跡是，過了幾天，又推出兩百戶，也在一天之內賣得精光。
同樣一塊土地，怎麼會由兩百戶變成四百戶呢？房子當然不能生房子，但是人就有此神通！
在這個時代，多少隻獵食者貪婪的眼睛不斷地搜尋著，媒體、廣告正是眾所矚目的介面。因為當時社會上游資沒有出處，北屋把握機會，大肆宣傳，人人把購屋當作投資保值的不二法門。加上北屋打著保証出租、五年還本的口號。既有還本的保証，又可享受租金及增值的厚利，一般民眾聞之無不心動，紛紛搶購。
我一看，建築水準差得離譜，不要說不可能租出去。到了還本之日，公司得一口氣拿出龐大的現金來收購這些毫無價值的廢墟。有哪家公司有這種實力？出租費加上還本本金，為數可觀，若真的要包租、還本，立刻有面臨破產的危機。
至於所建造的四百戶高級別墅，建地面積縮水、偷工減料不說了。四百戶中就有四百戶水管漏水、電線走火、下水道堵塞、牆線不直、地面凹凸。
僅僅這些尚不足列入金氏記錄，令人嘆為觀止的是竟有四戶別墅，其樓梯的上下距離只有三尺高！人要爬著才能通過！另有兩戶的窗子離地八尺，幾乎接近屋頂！在貧民窟中，這種事都不能發生，為什麼會堂堂出現在高級別墅中？
我剛做完調查，送走了報告，台中下了一場大雨。結果那四百戶平頂的房子由於偷工減料，一概未鋪油毛氈！雨水降落在水泥屋頂，加上下水管不通，一律向下滲漏。室內全部變成了游泳池！四百戶家家漏雨，沒有一戶例外！
天下再荒唐的事莫過於此，我進一步深查，才發現是人謀不臧。除了上下勾結，拿了回扣外，還要剋扣工資、拖延付款。發包時層層剝削，價錢已經低出常情，致使有好幾家小包商面臨破產，憤而蓄意破壞。工務部門不理不睬，公司裏上上下下竟無人知曉！
我的報告沒有獲得葉條輝採信，公司裡人人都責備我故意誇大其詞。不得已，我親身北返，堅邀葉條輝與我一同到台中來，否則我立刻辭職！
所幸天助我一臂之力，連日大雨不止，証據確鑿，無可抵賴！
那時工地中有一戶，且為僅有的一戶，已經交屋，屋主也搬入進住。那是台中一位姓黃的重量級地方人士，所以得到公司通融，提前興建完成。這家人對公司毫無怨言，所有缺失都自行修補。又花了百餘萬元，把室內裝潢得美輪美奐。
葉條輝到時，正值大雨滂沱，霧氣朦朧，一棟棟白色的建築矗立在滾滾黃河一般的濁流之中。司機打著傘，葉條輝東張西望，大家走得飛快。
他說：朱邦復，好得很嘛，你是不知道，工地就是這個樣子。
那位黃夫人聽說葉條輝要來，早就在院子門口等著。一見到他，大叫道：葉董事長，我有事找你，麻煩過來一下！
大家在雨中寒喧了幾句，黃夫人就把葉條輝往屋子裏讓。葉條輝本來就提著褲管，深怕被水濺濕了。這時也毫不客氣，一提腳，大步跨進大門。
正是說時遲，那時快！但見水花迸濺，嘩的一聲，我們的董事長成了落湯雞。
黃夫人久積的憤怒，立刻噴出漫天的烈燄，把葉條輝與台北房屋罵得狗血淋頭！
結果公司加撥了五百萬元以從事修補，還有二十多戶空屋，是某些主管分到的，現在也急於脫手了。不知道誰又出了點子，公司決定再貼上五百萬，在當年秋天假修復的東海花園，舉辦全國第一屆室內設計名家大展，以作促銷！
一個人的無知，旁觀者雖覺得可笑，但誰都沒有損失。幾個人無知，雖難免行為逾矩，所幸還能阻止，有損失也不會太大。若無知的人太多，多到連旁觀者都參與了，那將是一場悲劇！然而比悲劇更可悲的，是當事者沒有得到教訓，變本加厲，繼續胡作非為。社會於是變成一個大染缸，前面有人做過，後面就有人依樣畫葫蘆！
北屋的宣傳一向是錢花得越多，經手人所得越豐厚（蓋投資金額與經濟成長為正比）。於是這項大手筆，全國人盡皆知。還有人怕寂寞，又加了風箏大賽、師生郊遊、兒童寫生，唯恐東海不亂！至於籌備規劃，一如夫子所說：君子遠庖廚，沒人放在心上！
事過境遷，回憶中只是惡夢一場，述之無益。人類無知的愚行就像電視上的各種肥皂劇，都可以由固定的公式套出來。然而任何一個事件都不是孤立的，知其因果總會對後人有點助益。在此我提供一些值得借鏡的題目，讀者設身處地，也有他山之石可以攻錯之效，畢竟真相與夢幻泡影是一體的兩面！
題目一：東海後山平日風勢很大，秋日更烈，試想風箏大賽進行之盛況。
題目二：山上別無設備，當日上山的群眾約有兩萬多人，吃喝排洩如何解決？
題目三：室內裝潢都用高級地毯，外面尚是砂土泥地，參觀者如何入內？
題目四：台中各小學生約萬人，白天陸續徒步上山，夜晚如何同時下山？
當時參與此盛舉的兒童，如今都已成人，相信心有餘悸者不在少數。可是外人知道的有多少呢？各媒體記者，入夜都在北屋的精心安排下，參加各式的慶功宴去了。次日各報但聞一片好評，說不定有天會列入台中市誌，見証經濟的起飛哩！
事後北屋公司中只見人人得獎、分紅，卻未見一人負起應擔的責任。地基早蝕，棟樑已腐，難道這些受過高等教育的精英會看不見嗎？大家相互欺騙，競權爭利，當然各有打算。既然公司已為俎上魚肉，人心如何就不問可知了！
我的得悟有什麼用呢？只是自己免於痛苦煩惱，難道以眼見別人的愚昧為樂？不錯，是因為這個畸形的社會，畸形的環境，畸形的觀念，迫使我逃向解脫的彼岸！但這不表示我就可以作一個自了漢，平步天國！
北屋只是一個小小的公司，再看看我們的國家吧，又有多少分別呢？若住屋中已見到幾隻白蟻翩翩起舞，居住的人又該如何呢？
亂邦不居，危邦不入古有明訓，這並非一句空話。人的智慧來自前人的經驗，我再此蹉跎下去，只為了蓋幾棟好房屋？那未免太輕視自己了！
離職時，我眼見北屋內部人事傾軋，葉條輝不善鬥爭，大權旁落，已被架空。一位被調查局解職的能者以四兩撥千斤的手法，擺平了公司某筆稅務問題，故躍登龍門。在他的推介下，現台中長億集團的掌門人楊天生成為公司的副董事長。
葉條輝還要留我，他完全不願相信公司上下會離心離德。我勸他另起爐灶，他也充耳不聞。最後，有一次楊天生召開主管會議，他先來個下馬威，拍桌子罵人。
我本來就不願意為這五斗米折腰，也把桌子一拍，對他吼道：你憑什麼拍桌子？
你憑什麼拍桌子！他顯然不知道北屋還有這等字號。
Why?我不是你的部屬！
Why not?我是你的副董事長！真有人把芝麻看得很大！
錯了，你不是，我已經辭職不幹了！
說完我大搖大擺地走出會場，葉條輝也不再挽留了。
三年下來所見所聞，真是罄竹難書。本來打算詳述之以供警世，再一想，在這個愚昧的時代，哪裏又有例外？凡是利越大之處，其弊也越大。後來見得更多，無一不是骯髒齷齪，卑鄙汗顏。獸性人慾原本如斯，莫如忘諸腦後，好為人世保留一點清白！
這期間還有段我未忘情於電影的插曲，有一天宮天美與但漢章兩人來找我，他們是李行的副導演。
天美拿著一疊稿紙，一見我就說：這次你非幫我的忙不可！不由分說，他把稿子遞了過來。
What can I do for you?很久沒見了，他留了點小鬍子，很像個半調子的藝術家。
你先看看這個劇本，我們明天再來！說完他們就走了。
宮天美很瞭解我的毛病，激將遣將對我都發生不了作用，但是看到不滿意的事，我就不請自來。這劇本名為吾土吾民，是張永祥的作品。我一翻之下，就知道宮天美的意思了。
這本劇本之糟，也只有吾土吾民夠格。且不說它是法國名著《最後的一課》的全抄版，且中斷句、掉字，前言不對後語！更糟的卻是以日寇侵華為背景，一大堆莫明其妙的人、在一個小村莊裏喊八股口號。
第二天他們一到，我開口就說：你們要拍這部戲，但是又不敢惹張永祥，是不是？
yes!yes!李導演也說是個燙手蕃芋，丟給我們兩個，就跑到美國渡假去了。我們看了又看，實在想不出好法子，只好來找你！宮天美嚅嚅地說。
All right!我可以改寫，使它有血有肉。我一口答應，宮天美自幼就是我的小兄弟，我非常樂意幫他的忙，何況這個劇本真的激起了我的鬥志。
改寫？要多久？李導演下個星期就回來了。但漢章急得如熱鍋上的螞蟻。
六個工作天足夠了，但是有個條件！
What conditions?但漢章有點緊張。
我負責重寫，由你們出名，條件是絕對不可透露有我這個人，怎麼樣？原因很簡單，這是個人性遊戲。李行與張永祥是老搭檔，在台灣睥睨一世，雖不見得知道怎樣把戲拍好，但拍得多了，壞到什麼程度總還是心裏有數的。
人最難避免的，就是離我遠近、親疏的圈圈，所謂黨同伐異，就是為了保護自己。戲當然要拍好，但必須是自己人拍的，絕對不能容許外人比自己人好。對他而言，宮、但二人是自己人，我是外人。劇本如果改得不好，當然不會用；萬一改好了，竟然是外人改的，自己人受到威脅，那將是場災難！
他們答應了，我在戲中加了些必然的因果，刪了些口號、說教，又把日本人人性化，我不能苟同時賢的邏輯觀：凡是敵人就壞到殺無赦！
宮天美與但漢章兩人看了大喜過望，高高興興地走了。不幸，我忘了天美過於天真善良的人性，少提醒了一句。
李行回來，這兩個年輕人說劇本修改好了，李行也很高興。宮天美卻一時良心不安，坦白承認這劇本是另請高手改的！
Damn!李行立刻暴跳如雷：這個劇本是張永祥寫的！張永祥寫的！do you know?普天之下，有誰夠資格改！never mind!就用原劇本開拍！
燙芋充數也不是自今日始，電影事業風光如昔，誰有損失呢？
吾土吾民上片三天，算不錯了。宮天美為此退出了電影圈，到美國從商去了。最不幸的，是但漢章也憤而赴美進修，一年後卻因車禍魂葬異域！
